Blue Hen Garage Doors repairs and installs garage doors in Berlin, Maryland, the Worcester County town at the junction of US-50 and US-113. We work on springs, cables, openers, photo eyes and seals, and we install Haas steel and aluminum doors, with help choosing a style for a house in the historic district.

Berlin had 5,026 residents in 2020. It was incorporated in 1868, and after an 1895 fire leveled much of the central commercial district, Main Street was rebuilt with Queen Anne, Italianate and Second Empire buildings. The Census Bureau's 2020 to 2024 survey dates 26.8 percent of the town's housing to 2000 through 2009, the decade of large-scale subdivision growth described in the town's 2010 plan.

- County: Worcester County, Maryland
- ZIP codes: 21811
- Permits: Town of Berlin Planning and Zoning Department (https://berlinmd.gov/department/planning-zoning-permits-code-enforcement/). The department issues building permits for residential, commercial and institutional work inside town limits. In the Historic District, exterior changes also need authorization from the Historic District Commission at a public meeting.

## Federal and Victorian houses, a 1980 historic district and 2000s subdivisions

Berlin's residential streets hold nearly two centuries of Federal, Victorian and 20th century houses. The town's 2010 Comprehensive Plan says many historic homes sit just east and west of downtown, and more houses went up between US-113 and Main Street in the 1940s and 1950s. The local historic district dates to April 17, 1980, and its Historic District Commission reviews exterior changes to any property inside it. Garages are part of that review: in 2020 the commission took two meetings on a renovated detached garage on South Main Street before approving it with window frames painted white to match the Craftsman house in front.

Newer housing fills subdivisions the plan lists, including Decatur Farms, Purnell Crossing, Henry's Mill, Cannery Village and Walnut Hill. About 60 percent of Berlin's housing units are detached houses, and 55.6 percent of occupied homes are owner-occupied, per the Census Bureau's 2020 to 2024 survey.

## A long-running stormwater problem on Berlin's streets

Berlin's chronic flooding problem is stormwater. The town's water resources director told the Bayside Gazette it had been an issue for all of her 23 years on the job and got worse as Henry's Mill, Henry's Green and Decatur Farms were built. The town set up a stormwater utility in 2013, and its Hudson Branch project targets Flower and Williams streets first, then the blocks near Graham, Grice and Nelson streets. In July 2026 the council voted to proceed with enlarging two old ponds, near Upshur Lane and in Buckingham Estates, and converting them to submerged gravel wetlands. On those streets, runoff from a heavy storm ends at the garage door, where it slips under a worn bottom seal and rusts the bottom brackets.

## Services

- [Haas garage doors](https://www.bluehengaragedoors.com/haas-garage-doors): A door for a house in the Historic District goes before the commission with photos and material samples or product literature, so we help you choose a Haas carriage or raised-panel style, color and glass that fits a Federal, Victorian or Craftsman house.
- [Garage door seal replacement](https://www.bluehengaragedoors.com/garage-door-seal-replacement): On the streets in the Hudson Branch project, such as Flower and Williams, runoff that reaches the door line slips under a torn bottom seal; we replace bottom seals and weatherstripping so the door closes tight to the slab.
- [Garage door spring repair](https://www.bluehengaragedoors.com/garage-door-spring-repair): More than a quarter of Berlin's homes were built from 2000 to 2009, so many may still run on their original springs; we replace broken torsion and extension springs, and DASMA advises replacing both on a two-spring door.

## Questions

### Does a garage door in Berlin's historic district need approval?

Yes, an exterior change in the district goes to the Historic District Commission. File with the Planning Department at least three weeks before the commission's next regular hearing, with a site plan, color photos of the existing structure and the area to be altered, and material samples or the manufacturer's product literature. If the commission denies an application, the same one cannot be resubmitted for a year.

### My mailing address says Berlin. Does the town issue my permit?

Only if the house is inside town limits. Ocean Pines, just north of town, is an unincorporated community that shares the 21811 ZIP code, so Worcester County's Development Review and Permitting office handles county permits there, and the Ocean Pines Association requires its own permit for most exterior changes, even a color change. Inside Berlin, the Planning and Zoning Department issues building permits.
