## The short version

Commercial garage doors are heavier-duty sectional doors built for bigger openings and more daily cycles: insulated steel up to 3 inches thick, full-view aluminum storefront doors, and high-lift or vertical-lift track for tall buildings, paired with commercial operators. Blue Hen Garage Doors installs and services Haas commercial doors for shops, warehouses, farms and businesses across Delaware and Maryland's Eastern Shore.

## When a commercial door needs attention

- The door cycles all day and the springs are original
- Forklift or truck damage to sections, track or jamb brackets
- Drafts or water at a door that separates heated space from outside
- Photo eyes mounted high to protect vehicles instead of people
- The operator strains, drifts after stopping or reverses without a reason
- A building addition or new bay that needs a new opening filled

## Which Haas commercial doors fit which buildings?

Haas builds its commercial doors as sectional doors in steel and aluminum, and the right line depends on the opening, the insulation you need and how the building should look. The Insulated Steel 800 Series has a 3-inch polyurethane core with a 0.089 tested U-factor, and some 800 models go up to 38 feet 2 inches wide and 32 feet tall, though Haas notes weight and application can limit size. The 2000, 700 and 600 Series step down to 2, 1-3/4 and 1-3/8 inches of polyurethane, and the 2400 Series and Smooth Ribbed Steel doors come non-insulated or with insulated backs for buildings where economy leads.

For storefront looks, the Commercial Aluminum Series pairs aluminum rails and stiles with a wide range of glass, and Haas pitches it for service stations, quick lube shops, auto dealerships and restaurants. The heavy-duty CA-320 reaches 28 feet 2 inches wide and 20 feet tall. The Insulated Aluminum 5000 Series combines corrosion-resistant aluminum with up to 3 inches of insulation, and Haas offers aluminum full-view sections on its 5000, 2000 and 700 Series and Smooth Ribbed Steel doors for light and visibility.

## What track options do tall buildings need?

Track type decides where the open door ends up. Standard-lift track turns the door back under the ceiling just above the opening, which can crowd space you'd rather use for lights, heaters or a vehicle lift. High-lift track runs the door up the wall before it turns, and vertical-lift track takes it straight up with no horizontal track at all. Haas lists special lift clearance tracks for high lift, vertical lift, low headroom and roof-line applications, in 2-inch or 3-inch galvanized track depending on door size.

Each choice changes the counterbalance, too. DASMA defines high-lift drums as cable drums contoured to balance a high-lift door, and vertical-lift drums as drums with changing-radius grooves, so track, springs and drums are designed as a set. That's why the track type gets settled at the estimate, with measurements of headroom, side room, backroom and the building's framing.

## How many cycles will a commercial door see?

A busy commercial door can burn through a standard spring in a hurry. Haas specifies its commercial torsion springs for a 10,000-cycle life at minimum, with optional spring wire for 25,000, 50,000 and 100,000 cycles. At 20 cycles a day, every day, a door uses 7,300 cycles a year: a 10,000-cycle spring lasts under a year and a half, while a 50,000-cycle spring stretches that to nearly seven years. DASMA notes a heavy-use dock door can cycle hourly, around the clock.

Haas lists high-cycle springs and high-cycle rollers as options across its commercial lines, along with chain hoists for manual operation, spring bumpers, cam safety devices, exhaust ports and operators. On a door that runs all day, those options are worth weighing at the estimate rather than after the first spring breaks. Springs come in standard and higher cycle ratings, and we can talk through which fits your traffic.

## What safety rules apply to commercial door operators?

Commercial operators have their own entrapment rules under UL 325. DASMA explains that vehicular commercial door operators made after August 2010 must either require constant pressure to close or use a monitored external entrapment device, such as an edge sensor, photo eyes or a light curtain. Photo eyes used for that protection must sit with the beam no higher than six inches off the floor.

Some technicians have mounted commercial photo eyes three feet or more off the floor to protect vehicles. DASMA says that violates UL 325 and manufacturers' instructions and creates a dangerous setup; extra devices can be added for vehicles, but they never replace the low entrapment sensors. DASMA also calls for monthly testing of commercial photo eyes, and notes that an unbalanced or jerking door puts excess wear on the operator and can cause it to fail early.

## What do Delaware farms, shops and storefronts need?

Agriculture is a big part of the picture here. The 2022 Census of Agriculture counted 770 farms in Kent County and 1,053 in Sussex, and livestock, poultry and their products made up 83 percent of Sussex County's farm sales. Equipment buildings and farm shops need doors sized for machinery, and heated shops need insulated ones; our pole barn page covers post-frame buildings in detail.

In town, shops, warehouses and dealerships face forklift traffic, dock positions and storefront glass. DASMA's dock door guidance notes that dock openings typically range from 8 by 8 to 10 by 10 feet, and that weather seals, jamb brackets and mounting clips take frequent hits from forklifts, so they should be built for easy replacement or impact resistance. On new buildings, DASMA also stresses coordinating the operator's electrical work with the door installer, and using through-bolts rather than expansion anchors when an operator mounts to hollow masonry.

## From the call to a working door

1. Call (302) 735-0046 or email Dalton@bluehengaragedoors.com with the opening size, the building type and how the door is used.
2. We measure the opening, headroom, side room and framing, and look at traffic, power and anything that moves near the door.
3. We recommend a Haas door, track type, spring cycle rating and operator setup, and explain the trade-offs.
4. We install the door and operator and coordinate with your electrician where the job calls for it.
5. We set limits and force, test the entrapment devices, and walk you through the controls and the manual release.

## Questions

### Do you service commercial doors you didn't install?

Yes. Blue Hen repairs and services existing commercial doors and operators as well as installing new Haas doors. When you call, tell us the door size, roughly how many times a day it runs, what it's doing, and whether the operator is trolley-style or wall-mounted. That helps us plan the visit and the parts it may need.

### Can a pass door be added to a commercial sectional door?

On some Haas lines, yes: Haas offers custom pass doors on its commercial 2000 and 700 Series, and pass doors on CA-320 aluminum doors. Plan around one limit, though. DASMA notes that a pass door, a swinging door built into a sectional door, isn't recognized as an exit by the model codes, so the building may still need a separate pedestrian door.

### How big can a Haas commercial door get?

Big. Haas lists some 800, 2000 and 700 Series steel models up to 38 feet 2 inches wide and 32 feet tall, Insulated Aluminum 5000 models up to 28 feet tall, and the CA-320 aluminum door up to 28 feet 2 inches wide and 20 feet tall. Haas notes that weight and application can limit the size on a given job, so the door and opening get sized together.

### What's the difference between a trolley operator and a jackshaft operator?

A trolley, or drawbar, operator mounts above the door and pushes and pulls the top section, the way most residential openers work. A jackshaft operator mounts on the wall or ceiling beside the door and turns the torsion shaft directly. DASMA cautions that jackshaft operators on standard-lift track need provisions to keep the cables taut, and Haas offers chain hoists as an option for manual operation.
