Blue Hen Garage Doors repairs and installs garage doors in Fruitland, Maryland, the Wicomico County city on Fruitland Boulevard (US-13 Business) south of Salisbury. Our work there covers broken torsion and extension springs, frayed lift cables, worn drums, opener motors and safety sensors, torn bottom seals and doors knocked off their tracks. We also hang new Haas doors, steel or aluminum, for homes, detached garages and the businesses along US-13.

Fruitland began around 1795 as Disharoon's Cross Roads and by about 1820 was Forktown, where north-south stagecoaches changed horses at the fork of two roads. It was renamed in 1873 for the fruit grown and harvested around it, incorporated as a town in 1947 and became a city in 1973. The 2020 census counted 5,534 residents, up from 4,866 in 2010.

- County: Wicomico County, Maryland
- ZIP codes: 21826
- Permits: City of Fruitland (https://www.cityoffruitland.com/how_do_i_/apply_for_obtain/building_permits.php). Building permits for property inside Fruitland come from the city itself, at City Hall, 401 East Main Street, and the city's application says permits must be obtained for all accessory buildings, such as a detached garage. Approvals that apply, such as county stormwater management or Wicomico Soil Conservation District review, must come before the city issues the permit, and Wicomico County's Permits and Inspections Office issues electrical permits for work in the city.

## Forktown's old center, newer subdivisions and a cap on garage size

Fruitland grew outward from Main and Division streets, its center since the Forktown days, and its 2025 Comprehensive Plan says homes spread north toward Camden Avenue as US-13 was extended and improved. The city is mostly single-family and mostly owned: in the 2020 to 2024 American Community Survey, detached houses make up 80.2 percent of its 2,150 housing units, and owners live in 67.7 percent of occupied homes. About 36 percent of that housing dates from 2000 through 2019, and in the 2020s the Planning Commission was still working through plats and lot plans in Rowens Mill, Saddlebrook and Holly Hill.

Fruitland's zoning ordinance allows one private garage per house lot and caps a garage or other accessory building at 750 square feet in most single-family districts, or 1,200 square feet in R1-AA Suburban Residential, with detached garages kept to side or rear yards. Bigger plans need a variance. In January 2023 the Planning Commission recommended two: a four-bay garage and an addition built to hold a boat.

## Drainage channels, the Tuxent Branch and wind-thrown trees

Stormwater is the condition on record in Fruitland. In March 2025 the Maryland Department of the Environment said the city's drainage channels, which feed the Tuxent Branch, were overgrown and undersized for large storms, and a state flood management grant covered most of a project to reinforce channels, replace culverts and restore streams. Camden Avenue closed between Clyde Avenue and Cedar Lane in summer 2025 for the work, and in April 2026 the City Council heard that inspections were done. Wind is the other hazard: on January 9, 2024, high winds brought trees down on houses on Allen Road and West Main Street, according to NOAA's storm events database. On lots that drain toward those channels, runoff that reaches the slab works in beneath a worn bottom seal, and a falling limb can dent panels or bend a track.

## Services

- [Garage door seal replacement](https://www.bluehengaragedoors.com/garage-door-seal-replacement): Where a yard drains toward the channels that feed the Tuxent Branch, storm runoff can reach the door line; we put in new bottom seals and retainers and renew the side weatherstripping.
- [New garage door installation](https://www.bluehengaragedoors.com/garage-door-installation): A new detached garage in Fruitland needs a city building permit and has to fit the zoning cap, 750 square feet in most single-family districts. We help you settle on a Haas door, steel or aluminum, and its panels, color, glass and insulation, then install it.
- [Garage door spring repair](https://www.bluehengaragedoors.com/garage-door-spring-repair): About 36 percent of Fruitland's housing went up from 2000 through 2019. When a spring snaps on a door from those years, we replace the torsion or extension springs, then test the door's balance and look over the cables and drums.
- [Commercial garage doors](https://www.bluehengaragedoors.com/commercial-garage-doors): Fruitland's 2025 plan steers light industrial and highway commercial growth to the US-13 corridor, where recent development includes two hotels; for shops, warehouses and other businesses there, we repair and replace commercial overhead doors.

## Questions

### Does a new garage in Fruitland need a permit?

Yes. The city itself issues building permits for property inside Fruitland, and its application says permits must be obtained for all accessory buildings. Apply at City Hall, 401 East Main Street, 410-548-2800, with a site plan drawn to scale that shows the lot, the new building and its setbacks from every lot line. Any electrical permit comes from Wicomico County. For a straight door replacement, ask City Hall whether a permit is needed before work starts.

### How big can a detached garage be in Fruitland?

In most single-family districts, 750 square feet. Fruitland's zoning ordinance applies that cap to any garage or accessory building in the R1-A, R1-B, R1-C and R1-D districts and allows 1,200 square feet in R1-AA Suburban Residential. Detached garages go in side or rear yards, and no building may stand within 15 feet of the center of a natural drainage way. A larger garage needs a variance, which the Planning Commission reviews for the Board of Zoning Appeals.

### Does Fruitland review garage door styles the way Salisbury's historic districts do?

Not through a historic district. Fruitland has no historic district commission; its city commissions are the Board of Elections, the Board of Zoning Appeals and the Planning Commission, and the 2025 Comprehensive Plan says the city has no intention of creating a historic preservation program at this time. Permit rules still apply, and a subdivision's own covenants can limit style or color, so check those before you order.
