Blue Hen Garage Doors covers both halves of Milford, the part in Kent County and the part in Sussex, with garage door repairs and new installations from our Dover office. The North Milford Historic District is on the Kent side and the South Milford Historic District on the Sussex side, and we work in both.

Milford began as a mill and shipbuilding town on the Mispillion River; at one point six shipyards ran downtown, and the four-masted Albert F. Paul was launched there in 1917. The growth now is on the periphery, in subdivisions the city's 2018 plan lists such as Simpsons Crossing, Milford Ponds, Hearthstone Manor and Orchard Hill, and about 44 percent of Milford homes date from 2000 or later, by Census estimates.

- County: Kent County, Delaware
- ZIP codes: 19963
- Permits: City of Milford Building Inspections and Permitting Division (https://www.cityofmilford.com/15/Building-Inspections-Permitting). Milford issues permits through its Civic Access portal, and its FAQ says garages, roofs and siding need them. For Sussex-side work, the city says to call Sussex County at (302) 855-7860 about a county permit.

## Milford homes, from the river districts to the new edges

Milford's oldest houses sit close to the river. The North Milford Historic District covers the original town laid out in 1787, with most of its 98 contributing buildings built before 1860 in Federal and Greek Revival styles, while the South Milford Historic District is mostly frame houses on large town lots in Queen Anne and Gothic Revival styles. The 2018 plan sums up the city's stock as roughly half built before 1970 and half since.

The plan also maps the growth by direction: Lighthouse Estates at the north end, Cypress Hall, Simpsons Crossing and Milford Ponds south of the center, and Orchard Hill, Hearthstone Manor and West Shores in the Southeastern Neighborhood, many of them planned unit developments that mix single-family homes with townhouses, villas or condominiums. Milford has more multi-family housing than either county it sits in, and close to half of its occupied homes are rented. In a planned community, start with what the association allows; in the historic districts, start with what suits the period of the house.

## Milford's river, floodplain and storms

The Mispillion River is the condition that matters most in Milford. In the May 12, 2008 nor'easter it overflowed its banks overnight: Bicentennial Park went under water along with parts of Washington Street, Park Avenue and North East Front Street, and West Milford sat under one to two feet of water. The 2018 plan counts about 60 acres of residential land in the FEMA floodplain and recommends raising critical systems such as electrical switches above flood level. For a garage on low ground near the river, keep the bottom seal tight and the opener's outlet and wiring as high as the space allows.

## Services

- [Garage door seal replacement](https://www.bluehengaragedoors.com/garage-door-seal-replacement): After high water like the 2008 nor'easter, check the bottom seal, the lowest rollers and the bottom brackets, where water and grit sit longest. Worn seals and rusted hardware get replaced before they fail.
- [New garage door installation](https://www.bluehengaragedoors.com/garage-door-installation): Federal and Greek Revival houses on the Kent side and Queen Anne houses on the Sussex side call for different door looks, and we bring options for each in steel or aluminum.
- [Commercial garage doors](https://www.bluehengaragedoors.com/commercial-garage-doors): Commercial overhead doors at places like Independence Commons Business Park get the same straight talk as a home garage: what failed, what the fix takes, and whether replacement makes more sense.

## Questions

### I live on the Sussex side of Milford. Do I need a county permit too?

Possibly. The City of Milford issues the building permit through its Civic Access portal, from the Building Inspections and Permitting Division at 180 Vickers Drive, but its guidelines say work in Sussex County may also need a county permit and to call Sussex County at (302) 855-7860 to find out. Kent County, for its part, does not issue building permits inside Milford.

### Does my Milford HOA have to approve a new garage door?

If you have an association, plan on it. Milford's residential renovation guidelines ask for a homeowners association approval letter with exterior renovation permits where one applies, and the city's permit FAQ tells owners to check HOA submission requirements. Get the letter first; then a free next-day estimate can lock in the approved style and color.
