Blue Hen Garage Doors repairs and installs garage doors in Milton from our Dover office, by way of DE-1 and DE-5. That covers garages behind the restored houses on Union and Federal streets and the newest townhomes alike: springs, cables, openers, seals, off-track doors and new Haas steel or aluminum doors.

Milton is an old river town with new neighborhoods on its edges. It grew up at the head of the Broadkill River as a shipbuilding center, was renamed for the poet John Milton in 1807, and has had a National Register historic district since 1982. Cannery Village now surrounds the Dogfish Head brewery, and The Granary at Draper Farm, planned for 1,350 homes on 451 acres, has started on the southwest side.

- County: Sussex County, Delaware
- ZIP codes: 19968
- Permits: Town of Milton Planning and Code Enforcement (https://milton.delaware.gov/building-department/). The department processes building permits and inspects construction sites in town. Inside the historic district, work that changes a structure's exterior needs Historic Preservation Commission approval first, and the town's guide lists paint color as the one exception.

## Historic district houses and new subdivisions

Milton's garages come in two very different kinds. The historic district holds 198 contributing structures, and many homes on Union and Federal streets have been restored to their original form. The town's preservation guide says an old garage that is original to a contributing house, and counts as contributing itself, must be preserved the same way as the house, with any change approved by the Historic Preservation Commission. A new garage cannot attach to the historic house or sit in the front or side yard.

Away from the old core, the houses are much newer. Cannery Village went up in the 2000s on the site of a former cannery, and The Granary plans 65 percent single-family homes and 35 percent townhomes. For an aging builder door in those neighborhoods, we can rebalance or replace the springs, or quote an insulated Haas steel door in a carriage or raised-panel style.

## Broadkill flooding and muggy summers

Flooding is the condition that matters most for Milton garages near the river. The town sits at the head of the Broadkill River's tidal reach, and DNREC says the town center has flooded often through its history: hurricane surge pushes water up from Delaware Bay, heavy rain swamps the Wagamon's watershed from the west, and the tides decide how bad it gets. Summers are warm and muggy, winters cold, wet and windy. After high water, check the bottom seal, the lowest panel and the track brackets near the floor for rust, and make sure the photo eyes still line up. Steel and aluminum doors do not swell the way wood does.

## Services

- [Garage door seal replacement](https://www.bluehengaragedoors.com/garage-door-seal-replacement): After a high-water season on the Broadkill, we replace torn or flattened bottom seals and rusted retainers so water and leaves stay out of the garage.
- [Haas garage doors](https://www.bluehengaragedoors.com/haas-garage-doors): For a historic district garage, we help you choose a Haas carriage-style door, panel layout and color, and we give you the material details the Historic Preservation Commission application asks for.
- [Garage door spring repair](https://www.bluehengaragedoors.com/garage-door-spring-repair): Springs on the builder doors in Cannery Village and Milton's newer subdivisions wear out in time; we replace torsion or extension springs and balance the door so the opener is not doing the lifting.
- [Garage door opener repair](https://www.bluehengaragedoors.com/garage-door-opener-repair): When a wet spell leaves the photo eyes splashed or knocked out of line, the door reverses; we realign or replace the sensors and check the opener's force and travel settings.

## Questions

### Do I need approval to replace a garage door in Milton's historic district?

Plan on it. Milton's preservation guide says any construction or alteration on a property in the historic district that would change a structure's exterior needs an application to the town for Historic Preservation Commission approval, and the only action it lists as exempt is a change of paint color. Start with Planning and Code Enforcement at Town Hall. We can help you choose the door and supply the material details.

### What kind of door holds up in a garage that floods near the Broadkill?

Steel or aluminum with a good vinyl bottom seal, because neither material soaks up water and swells the way wood does. Haas makes both, including insulated models. After any high water, rinse grit out of the tracks, dry the bottom panel and brackets, and have the cables and springs looked at if the door sat in water. Free next-day estimates are available on new doors.
