Blue Hen Garage Doors repairs and installs garage doors in Ocean Pines, the planned community Boise Cascade began in 1968 on the St. Martin River in northern Worcester County, Maryland. We replace broken springs and frayed cables, fix openers, photo eyes and bottom seals, and install Haas steel and aluminum doors, with help choosing a panel style and color to take to architectural review.

Ocean Pines counted 12,145 residents in the 2020 Census, and 2,990 of its 8,897 housing units were held for seasonal, recreational or occasional use. It is not an incorporated town. The Ocean Pines Association, a homeowners association, runs the community, so exterior work answers to the association's Architectural Review Committee and, for some jobs, to Worcester County as well.

- County: Worcester County, Maryland
- ZIP codes: 21811
- Permits: Ocean Pines Association CPI office (https://www.oceanpines.org/web/pages/cpi). The association's Compliance, Permits and Inspections office, at 410-641-7425 in the OPA Public Works Building, issues the permits its Architectural Review Committee approves, and the committee's guidelines require one for any improvement to the outside of a house. County building permits come from Worcester County Development Review and Permitting in Snow Hill, which asks owners to call 410-632-1200 to confirm whether a job needs one.

## Boise Cascade lots, 1980s and 1990s houses and garage covenants

Ocean Pines sold as lots long before it filled with houses. Boise Cascade's U.S. Land Company started with more than 2,500 acres in the “Hog Skull” area north of Berlin, opened sales on July 12, 1968, and by summer 1971 had sold more than 4,200 lots, yet only 50 homes were finished. The county's 2006 comprehensive plan says building took off in the 1980s and 1990s, when 400 new homes a year was normal. Census estimates for 2020 to 2024 put the median year built at 1992, with 59.7 percent of homes from those two decades; 85.4 percent are detached houses, and 90.5 percent of occupied homes are owner-occupied.

Many sections write garages into their covenants. Innerlinks and Terns Landing require a garage with every home, Whitetail Sanctuary requires a two-car garage that cannot be converted, and Colonial Village's 2023 design guidelines call for a two-car detached garage on each lot. Association-wide, a detached garage must match the house in height, materials, color, roof style and pitch, and can be no smaller than a one-car 12 by 20 feet and no larger than a two-car 24 by 28 feet.

## Snow-loaded trees and a ditch-and-canal drainage system

Ocean Pines spreads over 3,000 wooded acres, and in a heavy storm the trees come down. In the February 22 to 23, 2026 storm, the National Weather Service's Wakefield office listed 14.0 inches of heavy, wet snow at Ocean Pines, the top total in its storm summary, and said the snow's weight and the wind left 20 to 40 percent of Worcester, Wicomico and Somerset counties without power. WJLA video showed branches and trees leaning on houses there, and WBOC called Pinehurst Road a hotspot for damage. Water is the other problem. The county's proposed 2026 comprehensive plan says Ocean Pines' ditches mostly drain into canals that carry stormwater from 8,300 properties, and a 2020 state grant targeted severe flooding and groundwater overflow around Bainbridge Pond, which officials said affects 761 lots and three parks.

## Services

- [Haas garage doors](https://www.bluehengaragedoors.com/haas-garage-doors): Colonial Village's 2023 design guidelines require paneled garage doors without windows when visible from the street, and The Point's declaration says garage doors shall be paneled. We help you choose a Haas panel style, color and glass option that fits your section's rules before you apply.
- [New garage door installation](https://www.bluehengaragedoors.com/garage-door-installation): For an Ocean Pines job that needs a county building permit, Worcester County's checklist asks for door specifications with design pressure ratings and U-factor from the manufacturer, and its 2024 code amendments set a 125 mph design wind speed, Exposure C. Haas rates its insulated doors by third-party tested U-factor and offers certified wind-load options up to 140 mph.
- [Garage door opener repair](https://www.bluehengaragedoors.com/garage-door-opener-repair): Fallen trees brought down power lines in Ocean Pines in February 2026, and an opener without power or battery backup cannot lift the door. DASMA's checklist says to pull the red manual release only with the door fully closed, and not to operate a door with a broken spring; we repair openers, photo eyes, remotes and keypads.
- [Garage door seal replacement](https://www.bluehengaragedoors.com/garage-door-seal-replacement): At homes west of Bainbridge Park, where officials say the pond's overflow drifts toward houses, a split or flattened bottom seal lets water and leaf litter under the door. We replace bottom seals and weatherstripping so the door closes tight to the slab.

## Questions

### Does replacing a garage door in Ocean Pines need association approval?

Usually, yes. The ARC guidelines require a permit for any improvement to the outside of a house, and define a material change as any change to its general appearance, including exterior colors and materials. The permit application has a Change of Color/Siding category that asks for three color choices. In Sections 12, 14B, 15B, 16, 17 and 18, an additions and alterations packet also needs an approval letter from that section's review committee.

### Are there rules on garage door style or windows in Ocean Pines?

Yes, in some sections. Colonial Village's March 2023 design guidelines require paneled garage doors without windows when visible from the street, and approve doublewide doors only for hardship. The Point's declaration says garage doors shall be paneled. Association-wide, the ARC guidelines allow non-natural bright colors on doors or accent panels only sparingly, and colors must harmonize with the surrounding area in the committee's opinion.
