Tight lots, flood rules and rental garages
Dewey packs 1,468 housing units onto about a third of a square mile of land, so lots are small. Many are second homes and rentals: the town requires a rental license for any property rented at any time of year, on a license year that runs May 1 to April 30. The town's permit form even has a line for a condo or HOA representative's signature, so check association rules before choosing a new door style or color.
With most of town in the mapped floodplain, any garage below the base flood elevation falls under FEMA's enclosure rules. In an A zone, that space can be used only for parking, building access or storage, and it needs flood openings so water can pass through. Openings can be built into the garage door itself, and FEMA warns that later owners may replace those doors with solid ones by mistake. If your door has vents, the new one needs them too.
