Historic streets, new subdivisions and rental homes
Lewes garages run from the Lewes Historic District, listed on the National Register of Historic Places, to new subdivisions inside city limits. Olde Town at White's Pond, an 86-lot single-family plan fronting Freeman Highway and Monroe Avenue, won final approval in 2021. Other projects include Fishers Cove next to Rodney Avenue and the five-lot Lands of Virden off Kings Highway.
On a lot zoned with an (H), such as R-4(H), HPARC approval covers any work that alters a facade visible from the public right of way, while regular maintenance can be exempt. A spring, cable or opener repair leaves the facade alone. A new street-facing door with different panels, glass or color is worth running past the Building Official before you order.
The 2020 census counted 3,085 housing units for 3,303 residents, with about 46 percent vacant on Census Day. Lewes requires a city rental license for every rental, and a short-term rental needs a local contact who can get to the house within two hours. A wireless keypad lets guests in without a remote, and many keypads hold a temporary code that expires after a set number of hours or uses.
