Seven neighborhoods, from cottages to rebuilt ranches
Rehoboth's 2020 Comprehensive Development Plan divides the city into seven neighborhoods: Downtown, The Pines, North Rehoboth, Grove/Canal, Country Club Estates, Schoolvue and South Rehoboth. The Pines runs to larger homes and lots under heavy tree cover. Grove/Canal mixes one-story homes and small cottages. In Country Club Estates, 1970s one-story ranch homes are giving way to two-story houses, and Schoolvue's ranch-colonial homes sit on lots that are typically 75 by 100 feet.
The city is close to built out, with 3,117 housing units in 1990 and about 3,305 by 2019, which means most door work here happens on existing garages. When a Country Club Estates ranch comes down for a two-story house, settle the new door's wind-load rating and insulation at the design stage.
Vacation rentals are an important part of Rehoboth's tourist economy, the plan notes. The city renews residential rental licenses every year, inspects a property before its first license, asks for an annual self-inspection, and expects each rental to be in good repair. A sticking, noisy or off-track garage door is worth fixing before the first guests of the season.
