Federal and Victorian houses, a 1980 historic district and 2000s subdivisions
Berlin's residential streets hold nearly two centuries of Federal, Victorian and 20th century houses. The town's 2010 Comprehensive Plan says many historic homes sit just east and west of downtown, and more houses went up between US-113 and Main Street in the 1940s and 1950s. The local historic district dates to April 17, 1980, and its Historic District Commission reviews exterior changes to any property inside it. Garages are part of that review: in 2020 the commission took two meetings on a renovated detached garage on South Main Street before approving it with window frames painted white to match the Craftsman house in front.
Newer housing fills subdivisions the plan lists, including Decatur Farms, Purnell Crossing, Henry's Mill, Cannery Village and Walnut Hill. About 60 percent of Berlin's housing units are detached houses, and 55.6 percent of occupied homes are owner-occupied, per the Census Bureau's 2020 to 2024 survey.
