Boise Cascade lots, 1980s and 1990s houses and garage covenants
Ocean Pines sold as lots long before it filled with houses. Boise Cascade's U.S. Land Company started with more than 2,500 acres in the “Hog Skull” area north of Berlin, opened sales on July 12, 1968, and by summer 1971 had sold more than 4,200 lots, yet only 50 homes were finished. The county's 2006 comprehensive plan says building took off in the 1980s and 1990s, when 400 new homes a year was normal. Census estimates for 2020 to 2024 put the median year built at 1992, with 59.7 percent of homes from those two decades; 85.4 percent are detached houses, and 90.5 percent of occupied homes are owner-occupied.
Many sections write garages into their covenants. Innerlinks and Terns Landing require a garage with every home, Whitetail Sanctuary requires a two-car garage that cannot be converted, and Colonial Village's 2023 design guidelines call for a two-car detached garage on each lot. Association-wide, a detached garage must match the house in height, materials, color, roof style and pitch, and can be no smaller than a one-car 12 by 20 feet and no larger than a two-car 24 by 28 feet.
