A 2000s building boom and older streets off Route 26
Ocean View's planned communities went up fast. The town's 2020 plan counts 615 residential building permits issued since 2010 and an average of about 68 new homes a year from 2010 to 2018. It notes that development centers on planned communities with low-maintenance lots, a fit for a town where 41 percent of residents were 65 or older.
If your garage still has the door and opener it was built with in the 2000s, both are now around 20 years old, an age when springs, rollers and opener parts deserve a close look. A replacement is also the moment to add insulation and a door with a wind-load label.
The older neighborhoods sit north of Route 26 and are scattered south of it among the newer communities. Country Village and Country Estates are among the areas on the town's drainage project list, and the plan counts about 48.5 percent of homes as seasonal or part-year.
