Felton homes, outbuildings and pole barns
Felton's core is the old rail town. The Felton Historic District takes in 162 contributing buildings put up between 1856 and 1940, in Queen Anne and Delaware vernacular styles, and roughly one in eight Felton homes predates 1940 by Census estimates. On lots that old, a garage door may have been changed or modified more than once, so we weigh the door and size its springs to match rather than trusting the old setup.
Newer housing fills in around the old core. The town's zoning map labels Felton Heights, Felton Manor and Berrytown, and Roesville, a 55-and-over community in Felton, offers single-family homes with attached two-car garages; construction there began in 2008. About 35 percent of Felton's homes went up between 2000 and 2009, the largest share of any decade.
Then there are the farm buildings. Kent County's permit list names detached garages, pole buildings and agricultural buildings, and for Felton addresses the county issues the permit only after the town's compliance letter, so plan the paperwork before the building goes up.
