Frederica homes: the river town, Water's Edge and the newest streets
Frederica's oldest layer is the river town. The Frederica Historic District, listed on the National Register in 1977, counts 118 contributing buildings, the oldest from the mid-1700s, in Greek Revival, Italianate and Federal styles, and the town's 2015 plan put 127 of its 315 homes before 1939. The town's historic overlay covers frontages on both sides of its streets, so a garage door that changes a property's look there goes through review.
The newer layers came fast. The town reported in 2020 that the recently completed Water's Edge development on Frederica Road had pushed its population toward 900 to 1,000, and Kent County parcel records date about 170 of the town's roughly 460 residential parcels to 2010 or later, including houses on Waterway Drive, Hightide Drive and Tidewater Court built from 2011 to 2019. The newest streets, such as Antietam, Kearsarge and Saipan Drive, sit on a plat of about 300 lots whose first houses were finished in 2024 and 2025. Standard springs are commonly rated for about 10,000 cycles, and a door hung on Waterway Drive in 2011 that opens and closes four times a day has passed 20,000.
