Magnolia homes: an old circle inside a newer ring
Inside the circle, Magnolia's housing is old and nearly fixed in number. The town's 2019 plan counts 96 homes in both the 2000 and 2010 Census and reports no new houses since 2000 beyond two that replaced demolished ones, and Census estimates put the median home at 1939 or earlier. Homes line Main and Walnut streets, and the town's R-1 zoning allows private garages and farm buildings as accessory buildings on half-acre lots. Old lots can carry several outbuildings: the Lindale House property at 24 South Main Street has 14, including a chicken house, a water tower and a large barn.
Outside the line, the 19962 ZIP is much newer, with a median home from 2004 by Census estimates. Kent County parcel records put most houses in Church Creek and Irish Hill between 1999 and 2005, Jonathans Landing and the Chestnut Ridge sections from the late 1990s through the 2010s, and Hatteras, on Clapham Road south of town, in 2023 and later, with lots still open. So a Magnolia call can mean a barn door on an old Main Street lot or a Church Creek door still on its original springs.
